In the spring of 1993, I had called a man by the name of Jan Gaudina because I had heard that he had a foolproof method to help investors (or any buyer, for that matter) purchase real estate with low or no money down, no credit check and no job or income.

 He went on to tell me if anyone (even someone who is not particularly bright), would follow his step-by-step system, they could use his techniques to purchase $1,000,000 in real estate in less than a year.

Now being a Real Estate Broker My first reaction was, "Come on, Jan. I've seen everything in this business and it won't work."

I have been a top producing real estate agent and was currently a managing broker for Metro reality in Denver Colorado. So being familiar in that field I had never seen anything that could do what Jan claimed. As a matter of fact, I hadn't seen anything that would even come remotely close to doing what he claimed.

I have read just about every other get rich, real estate guru out there and their books and tapes were pretty informative (expensive, but informative... I think I paid as much as  $2,000 for some material), but the ideas that many people presented were very hard to implement. And if you have bad credit or no money for a down payment... forget it.

But Jan started talking about his ideas and within a few short minutes, I knew it would work. He had taken some pretty simple ideas about real estate financing and marketing and combined them to create a program that is absolutely awesome. He had just written a book called "Get Rich By Helping Others", The Ultimate Money Machine, and was planning to sell it through Direct Marketing.

So between me and another investor, we teamed up with Jan to try out the program. We were going to put up some money and he would find and manage the properties. Boy were we surprised. In just under ten months Jan bought eleven properties valued at approximately $1,895,000.  All the properties were purchase for about 30% under market and we only needed to put up $29,371. That works out to about $2,670 on an average for each property.  

We didn't get any new loans, we didn't use any credit, and we really didn't need a job.

I am convinced (and I may be the toughest, most jaded audience out there) that Jan's system will work for anyone in the free world. Sometimes there is genius in simply taking several mundane ideas (that everybody has heard about before) and combining them in a way that creates a powerful new synergy... a money making system, that becomes a powerful, unstoppable force for anyone who makes the least effort to implement it.
